Q. I want to move out before the end of my tenancy

A. On an Assured Shorthold Tenancy Agreement, you're legally bound until the end of your tenancy period. We will however make every effort to fill your room thereby reducing your liability or we can end your tenancy if you find a replacement. Please contact Jason Coleman or John Morris to discuss this.

Q. What is the minumum contract term?

A. All contracts run for a minimum of 6 months although special requests will be considered.

Q. Is there a deposit or bond?

A. No, we purely charge a £100 non refundable administration fee per tenant.

Q. Are there any utility bills a tenant pays for?

A. No ... gas, water, electric, council tax, sky tv (basic package), local telephone calls, TV license and broadband internet are all included. 

Q. Are pets allowed in Yupelet properties?

A. No.

Q. Can couples share a Yupelet room?

A. Rooms are for single occupancy only. However, we do have suitable properties for couples and familes (please see dedicated section on the website).

Q. What happens if there is a clash of personalities with other housemates?

A. This very rarely happens but if in the unusual circumstance that this does occur, we will gladly relocate you to one of our other Yupelet properties.

Q. I am a student, can my parents pay for my rent?

A. Anyone can pay rent on your behalf. However, the legal responsibility lies with you.

Q. Can I pay my rent using post-dated cheques?

A. Standing Orders are a more efficient way of paying and collecting your rent. If there is a reason why you are unable to set up a SO, then we'll be happy to listen and try and help you.

Q. Do you offer summer discount for Student rentals?

A. Generally we don't, but this very much depends on the particular house that you're interested in, please ask during the viewing.

Q. Do you offer properties with bills included?

A. Yes, we advise all inclusive deals for Yupelet and our student properties. 

Q. Can I get my own furniture?

A. Absolutely. Please make sure you remove any personal items before you leave.

Q. What happens if I fall into arrears?

A. You'll be charged for every week that you fall into arrears. Please refer to your tenancy agreement for details on charges that could be applied. The sooner you let us know of any extenuating circumstances the quicker we can try and work with you. We don't like charging you fines, and we're sure that you also don't like the embarrassment (and cost) of not paying your rent on time.

Q. Are Yupelet tenants vetted?

A. All Yupelet tenants are credit checked and references from employers may be required (professional lets only). For our student properties parental gurantees will be required.
